Salmon Creek Homes For Sale Vancouver WA | Home Sales Report for Mid-Year 2010

The homes for sale in Salmon Creek - a popular neighborhood in the northwest part of Vancouver Washington and north of its namesake river - Salmon Creek, have most certainly experienced the erosion in volume and home values that also occurred in the larger Vancouver and Camas real estate market. This mid-year 2010 report is being published to show the current level of home sales activity to see where the positive trends are. A quick recap of the previous 4+ years will help with our review:

Home sales peaked in 2006 with 365 units sold, dropping to 328 in 2007
In 2008 the sales volume dropped significantly, and only slightly increased in 2009
The Median Sold Price eroded from a high of $284,358 down to $214,500 in 2009.
The Median Cumulative Days on the market increased to a high of 112 days in 2008, and fallen to 97 days in 2010.

With 124 houses sold for the first six months, Salmon Creek home sales are on track to easily meet or beat last year's sales numbers. In our opinion we don't expect the price's to materially decline or appreciate in this part of Vancouver Washington.

It is our observation and opinion that this market area took a much harder hit in 2008 than Cascade Park and Fishers Landing, and only slightly harder than nearby Felida. However, the recovery this year also seems stronger than in these other areas.
