This was a busy weekend, if not in real estate then in regards to all the wonderful activities which were available. Here's just a sampling:

You could also volunteer to repair the Kalalau trail or see a dance competition at the Convention Center in Lihue or even take a Yoga class in Kalaheo. You can rest assured that if you've had enough (for the moment) of the beach scene, hiking, shopping or whatever, you'll never be bored here on Kauai. We have two new listings this week: Ali'i Kai 5104 priced as a short sale for $599K, having sold for $835K in 6/05 and Villas of Kamali'i 6 priced at $850K. This unit sold from the developer for $512,925 in 5/03. This is the first time listed for both properties since their prior sale.
The short sale Nihilani 1B, priced at $539K is back on the market after going into escrow on 6/8/10. You'll see this unit under the price change portion of this update as it reduced from $559K to $539K upon falling out of escrow. This unit sold for $912,788 in 3/07 and is the second largest floor plan in the complex.

Two units went into escrow this week (YAH!): Villas on the Prince, which sold for $570K in 10/03, reduced from $814K to $799K on 7/9 and went into escrow on 7/26. Puamana 8C sold for $95K as a leasehold property in 7/88, converting to fee simple in 5/00 for $35,700. It too went into escrow this week listed at $327,777. Let's hope they both stay there!

Pu'u Po'a 206, which came onto the market showing as under contract at an unrealistic price of $1.875M closed this week at $940K cash which is a price right in line with recent sales.

Sealodge B3, which was on the market for 823 days, expired while listed at $345K down from the start price of $499,999. I guess the buyers thought it needed to come down even more. Sealodge sold for $95K in 12/99. The developer's two remaining Nihilani units expired; units 7C and 2C, priced at $509K and $549K respectively, after a mere 86 market days. Villas of Kamali'i 34, which was purchased for $670K in 12/04, expired after 213 market days priced at $775K.

As for price changes; first up is Ka'iulani 30 which sold for $2.3M in 8/07 and reduced from $2.3M to $1.950M. Nihilani 5C, another short sale originally purchased for $969,582 in 2/07, reduced from $529K to $495K. This is the Mahina model which is the largest floor plan in the complex. It offers one level upstairs living and is well located off the main road. This seller / agent needs a buyer so call or email if you have any interest. Cliffs 9102, purchased for $450K in 2/04, reduced from $565K to $520K and is a ground floor, ocean view unit. Sealodge E12 made a substantial reduction, going from $659K to $529K. This unit sold for $105K in 9/88. Villas of Kamali'i 12, a short sale which was originally purchased for $750K in 6/05, made the biggest reduction this week, going from $725K to $599K. Nice price for a Villas. Also reducing is Villas of Kamali'i 18 which went from $799K to $774,900 and last sold for $630K in 1/04.

The two sales this week were at opposite ends of the spectrum with one being a beautiful high end home in Queen Emma's Bluff, selling for $1.8M and the other a bank foreclosure in the Sunset District on the golf course which closed at $616K.

While there's still some great buys in foreclosures and short sales, there are also good buys in "normal" lisitngs as sellers reduce their pricing to attract buyers. Another source of foreclosures is the on-judicial foreclosure" auction that take place almost every day on the Court House steps in Lihue. For information of any of the above, please call or email.
