Well... The Skinny... Listing your home for sale in the Greater Louisville Area during the fall months is just as effective as listing in Spring!

Hard to believe? Not surprising really... it seems to be bred into us that the selling season ends with kids returning to school.

 

Don't tell that to the nearly three thousand Louisville homeowners who listed between September 1st & November 30th 2009 and successfully sold their homes (on that attempt)! Of these 2,796 homes that sold, 66% of them sold in under 90 days on the market. Not gonna hear that on CNN...are ya?

Since the housing market slowdown, Louisville's sales history show that sellers have only an 11% increased chance of selling when their home was listed in the Spring months over listing in the Fall months. In 2009, 45.7% of homes listed between March & June sold during that listing period as compared to 41.2% for homes listed between September & November.

I know what you're thinking...only forty-something percent sold! That's terrible! Maybe at first glance, but compare that to a ‘boom year' such as 2005. Everything sold then...right? NOPE! Those sales stats were 55.5% and 48.8% (Spring/Fall respectively) sold-to-list.

Back to the point! If you respect the market and don't grossly overprice your home, you WILL find success through listing in the fall. So go ahead...respond to that postcard, refrigerator magnet or whatever you're holding on to from your favorite Louisville Realtor! Get your home ‘IN' the market, be one of the best louisville properties for sale, take advantage of these historical interest rates, and make that move to your New Home!

Stephen - I'm right there with you. Last year I was accepting an offer on Christmas Eve (both list & selling end), wrote a purchase offer on New Year's Eve and another two days later (none of which fell through, thank goodness). I'm convinced that the "off" season isn't so "off" after all!

Pat - I'm a stats freak. Sometimes I can misinterpret the numbers, but I am of the belief that numbers have a lot of truth in them.
