I am often asked by home owners; What are the improvement I can make to my home to increase the value or make it sell faster? There are so many changes one can make but in my experience these are the improvements that make the Most impact to a home buyer.

 Front entry doors: Curb appeal is the first step in a successful home sale, keeping you front door cleanjpegand freshly paint or installing a beautiful new door is a simple home improvement that delivers impact both in buyer drive-bys and online listings. A new entry door will also help lower home energy costs and stand up to weather extremes.

 Kitchen: The kitchen is a major selling point for a home, and its appearance and layout can often be a deal-breaker. Improving your kitchen doesn't have to be a huge investment, however: just replacing counter tops, key appliances or cabinet hardware can transform a kitchen's look and impact. If kitchen is already remodeled be sure to remove clutter from counter tops so that the enhancements can be seen.

 Bathroom: Along with kitchens, bathrooms tend to age easily, so neutralize potential design objections by replacing the vanity, installing efficient fixtures and choosing hardware that facilitates easy access for all. Keep bathrooms clean and smelling fresh!

Windows:Installing new windows is a pre-sale home improvement that pays for everyone, with the seller earning valuable energy tax credits and the buyer enjoying lower home energy bills. Especially in older homes, buyers always seem to appreciate when new, better windows have been put in. People like the energy efficiency aspect now more than ever. Make sure that if your city requires permits like The City of Fullerton does, obtain your permits while installing windows. Un-permitted upgrades like window are a major concern to potential buyers.

 Flooring: If flooring is in your budget then change it. Neutral carpet and laminate/wood  style flooring is very popular. If you ad new baseboards it give the home a entirely "newer" look.
