Endre, do you know what, on average, the cost of bringing the utilities onto the lot is?  Here in Scottsdale, Az it's about $30,000, depending on the lot size and distance to the actual home.

Juli, great question this is a very expensive proposition, sewer could run from $15k-$40k, electricity is by linear foot and on and on....therefore it is very valuable to have the utilities in the street to mitigate these expenses. Just to give you an idea the road could cost in some places over $1million.......developers understand this but not all novice buyers.

Joni, thank you I have about 20 +/- in the MLS and quite a few in my hip pocket as well. I would love it if most be sold, land takes time to sell in this market.

Wow, everything is more expensive in CA - to be expected.  It's good that your listing states "nearby" - would help in determine final cost to build.
