As the Sacramento Chapter Legislative Chair for NARPM, I would like to share the following information:

Effective January 1, 2011 - The new law requires the new property owner/bank to provide the tenant with a specific notice that includes new language.  The new language is required if any or all of the following is correct:

•-          Must identify the person /entity serving the notice i.e. the new owners name and information

•-          The notice must be served within a year of the foreclosure and the tenant must have been in possession at the time of the foreclosure.

In certain circumstances the new legal form is not required - please visit California Apartment Association for details and/or a copy of the new form is CAA's form 7.3.
