Fear of failure equals fear of success. Yes the two are the same. Identical.  Are you foolishly thinking that no one fears success? If you are afraid of failure you are afraid of success. Think about it. Many authors have outlined the 'downside' of success. For example, will you find your self alienated from your peers when you financially  tower over them ? Will success take you far from the familiar in other regards? Yes, success does indeed change things. It is often said that it is lonely at the top, no problem I'll deal with it when the time comes!

Here in northwest Arkansas we have several Fortune 500 Companies that are well represented. Bentonville, AR is of course home to WalMart, the world's largest retailer. Tyson Foods the world's largest food purveyor is headquartered nearby as is JB Hunt Trucking and some other leading entities that may be less recognizable but no less significant to our economy which is by national standards still robust. I want you to think about this, everyone of these now huge companies were started by one individual that did not fear failure...or success. 

There are about 40 houses in the Rogers and Bentonville area listed right now for UNDER$50,000 (as of 12/04/2010). Are we really living in such a fear riddled time that no one is interested in houses for such a low price? REALLY?  Can the general public and or investors really not find a way to make sense of  houses at such a discounted price?

Charles....those who fear losing are the ones who have something to lose.....some of the most successful businesses have been started by someone who has nothing....not assets....starting with borrowed money and no assets of his own....there is nothing to lose....it's someone else's money.

Wow! Perspective is a really amazing pair of glasses. Hearing about homes under $50,000 makes me think, "Really?" But at the same time, in my area, there are 19 homes under $300K and the average time on market is 127 days! It may be one thing when we talk about investors taking a risk, but when we talk about families, where people are worried about layoffs, it's hard not to sympathize.

Tony, I didn't say they don't move..I said there are 40 listed.I want to be busy selling them. Naturally some of them are fixers however you could live in several of them with little or no work.

Charles - would your 1% a month rule apply to many or a few oor nne of these after the fixes were done ..... it may be interesting to approach them in that manner

Charles--I have always thought real estate took a huge leap of faith.  Then we must take that same leap each year.  So we have to face this fear annually.  It is not for the weak of heart.  Some people do fear success and all that can come with it---more responsibility and skills needed.  As someone else commented, nothing ventured, nothing gained!

Kathy, The 1% rule does require that properties are in good repair. I have never bought anything older than 1978 in my investing. You have to find properties with good bones, modern electric and plumbing etc! I am not a handy man at all. I do paint, clean and do yard work, that's all.

Just to reiterate. I actively look all the time and bought my first property in 1990 and have bought 3 single family units, a residential duplex and a commercial condo. Total. I know quickly which properties are worthy. I have passed on a large percentage of those I have looked at.
