Whats Active In is a selection of active listings available for sale now, reviewed and analyzed by licensed real estate agent Frederic Din in Imperial County, California.  

The purpose of "Whats Active" is to help provide some additional insight to the home buyer regarding the current market and current active listings in select cities through the Imperial Valley (Imperial County).

This "Whats Active In" covers homes in Calexico in the $150,000 to $200,000 price range.  

Typically homes in this price range are going to be over 1,500 square feet and up to 3,100sf, and will be a newer built or custom type home, or one with a large lot etc, in todays market.

Property listing prices appears to be relatively reasonable given the current market. Here are some additional observations and insights from my perspective as a REALTOR(r).  I perform about 100 Broker price opinions (BPOs) and valuations reports (similar to appraisals) for corporate and home owner clients each month.  

All of the Whats Active In properties in this group are newer homes built within the last 10 years in Calexico.

All of the homes are Bank owned, REO, Foreclosure sales with the exception of Primavera which is a Fair Market Sale, meaning this home is not a bank owned, REO, Foreclosure or Short sale.  There are no short sales among this group of recent Active Listings.  A Short sale means the seller of the home typically owes more than the current value of the home, as they need to "short" the bank form the full payoff of the mortgage.    

The best overall value for the money is the home on G Anaya in the Sereno area of eastern Calexico and is a great buy at under $79/sf at nearly 2500square feet. This is a residential community near schools and parks.

The G Anaya home is also the best bang for the buck, providing the most square footage for the least price per square foot.   By contrast the Primavera home is the highest priced home at nearly $106/sf and is overpriced for the area as told by its Days on Market (DOM) of 98 days since listed which included two price reductions from $190,000 to the current listing price.

All bank owned/REO listings are in highly desirable areas of eastern Calexico and have all come onto the market within the last 50 days or so, with the exception of Primavera Dr which came onto the market 98 days ago.
