I have news that may seem cold and unfeeling - but that's the way The Market is. The Market simply does not care.

The Market does not care how much blood, sweat, and tears you have poured into your home.

The Market here in Pike County, Wayne County, the Poconos - or anywhere, for that matter, does not care what your home appraised at last year (technically, an appraisal is really only good for the day it's written...did you know that? However, some lenders will acknowledge them for 60 to 90 days.) The Market doesn't care that appraisals are merely opinions - based on research, yes, but opinions just the same...opinions that are driven by different motivations (estate sale, mortgage approval, refinance.)

The Market simply does not care that you need to net $250,000 from the sale of your home. Nor does it care that you need a down-payment for your new home.

The Market could not care less about what you will have to pay in closing costs or real estate agent commissions.

The Market isn't concerned when builders construct six spec houses, which are then sold at or below cost in order to get out of "the hole."

Nor does The Market pay any mind to a home that is sold in haste at a very low price due to a nasty divorce or some other family emergency. The Market coldly collects the data and sets new trends based on the cold hard facts that someone bought that house for that price.

The Market's only concern is for The Market. Selfish bugger, isn't it?

Overall, The Market gives us a predictable trend - a real estate agent can look at recent sold property, currently listed homes for sale, and homes that didn't sell but expired and give you, the homeowner, a reasonable idea of what your home is likely to sell for.

Sometimes there are hiccups. Sometimes, a particular buyer will ignore The Market and pay a higher price for a home he or she has fallen in love with for various reasons: It's near an amenity he deems important; it's next door to Mom; it's in a certain location which she considers attractive and desirable. One "out of Market" sale does not a trend make.

The Market will clear its throat and continue on. My job is to partner with you and show you what The Market has recently done andThe Market what it is currently doing.

My job is to put your home on The Market at a price The Market says will sell as soon as possible and net the highest possible sales price. I do not list to expire. I list to sell.

The Market doesn't have emotions, so it can't care - but I do. I care about your time, your energy, your goals. I do not want to waste your time and sap your energy by chasing the wind. If your home is not priced according to The Market, it will more than likely expire - or if you do get an offer, it may very well not appraise. Sometimes, it may be best to wait until The Market shifts (it always does) to put your home on The Market.

Hmm.  I didn't want it to sound harsh - just...cold and matter of fact, as the market is.  I wouldn't send this personally to a homeowner either...I'm much nicer than that in person!  LOL  Maybe it's too snotty?  I didn't mean for it to be.

The Market can be cruel sometimes. I am running into it's cruelty when I am trying to get my customers refinanced out of a bad loan. Good thing there are people like us out there that care about our customers. Most loan officers would run from some of my customers. No matter what the Market throws at us, at least we are here trying for them.

Karen - I think this is just right. The market doesn't care. It doesn't care that you over improved it and now can't recoup your money. It doesn't care that this is the home you and you loving husband built to retire in and then cruelly he passed away the next year. None of that matters but the cold hard figures in the mls. We as agents might care but we can't make the market pay for it. I like this one.

Michael & Paul - thanks for the comments.  It's true, the market is almost like a living breathing organism with a life of its own, that will be tamed by no man.  Unless it's Donald Trump.  ha ha

Ashley  & Jennifer:  thanks for the good words and the kudos.  I guess my blog was kind of bleak and grim but that's the way it is!  A lot of sellers seem to think that if the real estate agents can't sell it for the price they want, then they will be able to sell it FSBO against what the experts in the market are telling them.

I say Go FOR IT.  You may be lucky and get a less than savvy buyer who just happens to look at the house, fall in love, and buy it no questions asked.  Maybe they won't need an appraisal, or maybe the appraisal will go through for whatever reason...it's a big maybe, one that most of us have been unable to find, but hey, you might get lucky.  LOL

Paula - I feel really bad for people who don't understand how appraisals work...until you try to explain it to them and they still refuse to accept it.  Like, why would I try to undersell your home? 

I knew some sellers who had an appraisal three years previous for a refinance.  The appraisal said the house was worth $410,000.  They would not believe their agent when she tried to explain that it wasn't going to matter what their appraisal said, it was old, and furthermore, the market would not support a price like that.  She got them to agree to $389,000 which was too high still.  They expired and went elsewhere...their new agent got them to agree, I'm sure after pulling lots and lots of teeth, to drop the home to 305,000 - and it still sits. It's been on the market with three or four different agents and it still won't sell and the sellers just don't get it.

They won't get it until they get tired of paying two mortgages.  "But my appraisal said..."

Sorry, honey, the Market doesn't care what your old appraisal says.  The Market only cares what recent solds have said.

The worst part is when you get showing feedback and the sellers just don't believe it. No matter how many times they hear it over and over. I've even canceled listings or not taken them at all based on the sellers not listening to my opinion. In EVERY case the home sold for what I suggested the price or condition to be at, but six months to a year later!

It is sad that they can't listen when they need to and have to pay another years worth of mortgage payments and taxes to get it sold! Usually that equals my commission!

Hi Karen~ loved this post.   I use something similar in my listing packet that starts each statement with "It doesn't matter what ........".  I don't think your post is too harsh or bleak, it's just reality.  Us Jersey girls are a little tough and blunt anyway!

The market doesn't care is a great way to say how neutral the market is. I very much like that phrase Karen. Every homeowner of course thinks there house is worth more than it is.

Suzanne - thanks!  That's the mantra chanted around my office...the big, mean ol' market does not care about you or me...or anything for that matter.  LOL

Todd - it is frustrating.  Sometimes I think it's helped too by other realtors who say "Sure we can sell it for that!  Excellent price!" when in actuality they're hoping to lower the price a month after they get the listing.

Katerina - exactly!!  Sometimes people get offended when you tell them what "The Market" indicates their home is worth, as if you're out to personally offend or insult them.  Believe me, if I thought I could sell your $259,000 home for $375,000, don't you think I would!!??  LOL

Lisa - that's a great idea to include something like this with a listing packet.  When it's preprinted the sellers don't feel like you're targeting them personally.  Thanks for stopping by!  

Gary - thanks for the comment.  Yes, all of us sellers have a blind spot when it comes to our homes...even me.  I was going on and on saying that when our home is finished being remodeled, it will probably be worth $189,000 to $199,000 - but in reality, now that I look at it...unless something drastically shifts, it will probably be more like $139,000 or $149,000.  Which is still a huge appreciation (we paid $50,000 for it in  1996) but even I had to face the reality of THE MARKET.  LOL

Great article Karen. The housing market doesn't care just like the stock market doesn't care. Just because someone buys some stock in a company a month ago for $50/share and now the stock is only fetching $42/share, doesn't mean they can turn around and sell it at the price they bought. The thing with investing in stocks is that you are supposed to hold onto it for some time, and you never know, in 3 years the stock may be worth $150/share. The bad thing about the housing market is, that the homes were purchased on credit and now they have to give it all back. They don't even have a chance to hold their investment for 5+ years to see how things will end up.
