Lancaster Township PA Homes For Sale update - In December of 2010, the Lancaster Township Board of Supervisors adopted Ordinance # 2010-07, changing the regulations pertaining to smoke detectors by adopting the Uniform Construction Code standard as its' own.
The biggest change is that the township no longer requires hard wired smoke detectors at sale or transfer of ownership of residential properties. Battery operated smoke detectors, as indicated by the code are now acceptable.
At sale or transfer of ownership of residential properties, seller should inspect all previously installed detectors to acknowledge their proper working condition in conformance with the Uniform Construction Code and all other state and municipal codes.
If no smoke detectors are installed, or if those installed do not meet the current standard, the owner of the dwelling, at his or her expense must install smoke detectors as required by all state and local municipal codes and provide such acknowledgement to the Township
Where battery operated detectors are applicable, they should be installed in the following locations:
1) In each sleeping room
2) Outside each separate sleeping area in the immediate vicinity of the bedrooms
3) On each additional story of the dwelling, including basements and habitable attics
The enclosed form will serve as verification of compliance. It needs to be filled out and returned to the Township. Such inspection and verification shall be valid for a period of ten (10) years. See the Lancaster Township website.
