Pullman WA Real Estate Market Report 2/26/2011Today is very cold and most likely our -10 degree weather last nite was record breaking for Pullman and many places in Washington State.  I headed out as soon as I could this morning to check on my vacant listings.  Thank goodness all was well.  I know it is hard to pay for heat when you aren't living there, but broken water pipes are a reality and very expensive.  Way more than turning your heat up a few degrees.


Now that I am back and let my sellers know all is well, I thought it might be a good idea to take a look at some stats on the Pullman Washington Real Estate Market.

Although it is still very early in the year, the Pullman Washington Real Estate Market is picking up some activity.  Interestingly, the trends I saw with my own clients is bearing out over our entire market of Single Family Homes, Town houses and Condos in Pullman according to our Whitman County Multiple Listing Service as of February 26, 2011.  

As you can see in the chart below, we have 138 Active Single Family Homes, Townhouses and Condos in Pullman right now with the highest listing at 647,500 and the low of 70,000.

We have had 12 Homes Close since the first of the year and 24 more Pending at this time.

I find the Median List Price and Median Sold Price to be the most reflective of the market at this time.  Since the beginning of the year I have had  the most activity both with buyers and sellers here in Pullman in the 180,000 range. I have felt that a bit above and below seems to be a sweet spot in the market right now.   And interestingly, the one high sold was a result of someone buying their home and allowing them to buy a larger home.
