Wakefield, New Hampshire 1st Quarter Market Review –March 2011

Wakefield reports a 14% decline in new Wakefield Residential Listings.  Inventory continues to hold a significant number with 124 residential homes available for purchase with 84 active listings offering waterfront and/or water access.  The value range for active listings sets between the low of $39,900 to a high of $926,000.  For the first three months of 2011 we are pleased to report successful sales activity up 80%, average sales price increased by 29% and days on the market reported a slight increase of four (4) days.

  • 18 Residential Homes resulted in a successful close…up 80%
  • Average Priced Sold Homes…up 29% ($265,922)
  • Lowest Sales Price recorded was 339 Old Stage Road – $41,000.
  • Highest Sales Price 145 Virginia Drive – $900,000. (Pine River Pond waterfront)
