Many consumers are very wary of any roof damage however, knowing how to go about finding out how bad the roof damage is, at the least initial cost is the key.

First and foremost, get a roof inspection on any home that looks like it may have slipping tiles, or water stains on the inside ceiling....Doing this initial roof inspection which costs approximately, $175.00 can save a buyer form continuing if the damage is more than they want to fix.  

 

Hiring a roofing company that can give a 2-4 year leak free roof certification is also very important.

Many roofing companies cannot give roof certifications which warranty the roof from leaking after a specified amount of work is completed by the roofing company.


After deciding to go forward if the expenses to repair the roof are within budget, then and only then order a home inspection.  

"Ask the seller to pay for the roof to be repaired when you find out how much the repairs will cost"


When negotiating for costs to repair a roof with any seller, whether it is a bank or not, it's imperative to have a dollar amount.   Being ambiguous about the amount will get you nowhere. Someone has to find out and if the bank refuses to even do a roof inspection, then the buyer must do his due diligence and pay for the initial inspection.  Finding a home that has some deferred maintenance is a great way to buy a discounted home!
