Digital CameraIt's really a very simple tip.  It's one that will not only save your fellow Realtors® money but might even help your sellers add more money to their bottom line as well.

What is this simple tip?

Put photos in your listings.  Yep it's as easy as a snap of the lens on your handy little camera, an upload to the MLS and viola you're done.  Now there is of course a catch to this tip.  You need to upload more than just a photo of the bathroom with the toilet seat up and you might even have to do just a little editing to lighten up the room so we can see what it is.

How will this save your fellow Realtors® money?   There was a point in time when agents could jump in their car and run out to preview homes before showing them to a buyer.  However with the cost of gas continuing to rise most of us are being more judicious with our driving habits.  We don't want to burn gallons of gas to figure out if a kitchen still has avocado green appliances, a backyard is better suited to be a ski slope or the basement has funky wood paneling.   By taking a few minutes to add photos to your listing you will save dozens of Realtors® from driving around town.  With gas pushing $5.00 a gallon or more you can quickly see the value of your MLS photos.

But how do MLS photos help your sellers bottom line?  It's easy.  Without photos and without agents driving around town to preview homes, the listing without photos is less likely to be shown.  I know my buyers generally pass them by on-line.  We all know the longer a home stays on the market the less likely it is to garner a full price offer.  So a few photos may help you get your listing sold faster and for a better price.

Even a funky home that is dated or needs work will attract the right buyer.   Just show it to us in photos and we'll bring a qualified buyer to the door.

Well said and to the absolute point! I cringe at a large percentage of the photos on our MLS.

Amen sister.  I have gotten so mad at people who only include one bad photo of the front of the house with the kids toys all around, the cars in the driveway, hose stretched across the entire front lawn, garbage cans out, etc.  Then you notice this person can be seen in his own rear view mirror.  Yep, that is right - too lazy to get out of the car.  Stay in business, do a driveby...that will sell your listing.  Good Post!! So true!

Buyers never, absolutely NEVER, ask to see a home without photos. Don't sellers realize that timely photos are crucial to marketing their home?

A camera SHOULD be part of your tools! I agree! I can believe how many high producers still think its the companys duty to provide. Haveing my own, makes it mine to use any time and I don't worry about battery status either.
