Does your office still do tour?

By
Real Estate Broker/Owner with Crescent Realty, Inc. Spanaway, WA.

I'll admit we're talking old school when it comes to going on tour. With today's technology you can view a listing on the net, or watch a virtual tour.

So, what is the benefit of going on tour?

First , it's something that most offices don't do.  It shows the seller that your office is involved. It gives your floor agent the opportunity to talk about the property first hand.

So, why are so many companies discontinuing tour?

We still perform and host tours. Our market is divided in 'areas' and thus a new listing may have to wait up to several weeks to be featured. Most agents offer a cash drawing or meal as an inducement to come view the home. There's a huge difference between 'experiencing' the home via an online presentation and actually touring the home first-hand. The former is no replacement for the latter.

I attend the tour/caravan in Escondido CA as an affiliate and have witnessed many homes that just come on the market and the Realtor will give details and specifics about the home. There have been several times that another Realtor will raise there hand and have a buyer for the specified property. I could not understand even as an affiliate why offices would not have tours.

Most feel they are a waste of time that serve little practical purpose.

I think it depends on the market. It works well in some areas, not so well in others. Our office recently started doing them, so over time I guess we'll find out of they work.
