WHAT'S IN A NAME? We want a TITLE COMPANY that will get the job done. For Loudoun County settlements, my choice and recommendation to buyers is Historic Title, Inc. They do, indeed, get the job done, timely and efficiently. However, as we all know, real estate settlements are about more than just getting the job done. They, title companies, are referred to by so many names:

As most ActiveRain readers know, I don't sell many resale homes. I prefer the new home market for many reasons. Therefore, I refer resale business to experienced agents and brokers in my network. However, in this case, I sold this buyer a home 15 YEARS AGO. If at all possible, I help former buyers and sellers myself. (Hint: They're the best buyers in the world.) Since I had a wonderful home selling adventure, I'll be writing about it from the contract, the loan officer, the home inspector, the termite, etc.
Question: Did the buyer and seller leave the settlement with a smile? In this case on Thursday, YES!
The gentleman at the head of the table is Paul Pelish, Esq. Paul conducts all of settlements himself. Of course, there are competent staff who do the behind the scenes work. Kammi Mills is always friendly and helpful and of course, gets the job done.
The lovely lady on the left was the buyer and she had a wonderful settlement adventure. As it turns out, she and Paul attended George Mason University at the same time. They had many stories to tell.
This is the way we want real estate sales to go, write the offer on May 30, and settle on June 30. Sounds simple doesn't it. Not so simple because the property conveyed is a very complicated piece of real estate. More about that in another post.
