Texas HomeBuyers Incentive Programs
There are many homebuyer incentive programs available right here in Texas. The problem is, not many people, and even some Texas REALTORS® included, know about all of them. Until now...Welcome to the Texas Association of REALTORS® Housing Initiatives Program!
The Texas Association of REALTORS® created TxHomePrograms.org, a searchable online database of homebuyer-assistance programs. REALTORS® and their clients can find programs, such as downpayment assistance and below-market mortgage interest rates, available only in the great state of Texas. Many, but not ALL, of these programs depend on household income and whether the consumer has owned a home in the last three years.
TxHomePrograms.org also has a glossary of real estate terms, outlines the homebuying process, and provides information on issues that affect many first time buyers, such as predatory lending and credit repair.
REALTORS® may want to take that 12 hour course that leads to certification as a Texas Affordable Housing Specialist(TAHS). Then have their names added to the database for agents who are qualified to work with potential homebuyers seeking these incentive programs.
To see the Texas statewide list of all the programs available throughout the state, take a look at Texas Available Incentive Programs. For those homebuyers living in and around the San Antonio, TX area take a look at Bexar County American Dream Downpayment Initiative. (Note that living in the city limits of San Antonio does not qualify for these programs).

3. No-downpayment Financing
4. Reduced-rate Mortgages
5. Relaxed qualifications
6. Employer/Occupation Programs
7. Purchase Rehabilitation
8. Veterans Programs

Jerry. How can someone pass up taking advantage of these great benefits. I think so many people don't realize these programs are available.
Jerry, I took the TAHS classes and earned the certification; it was definitely worthwhile. I agree that information about available programs should be understood by REALTORS® and provided to their clients as needed. It's also important for REALTORS® to know a few lenders or mortgage brokers that can assist clients with these home buyer programs! Doing that homework before you start working with the first time homebuyer or low-income purchaser is a great investment in the agent-client relationship.

Hi Belinda. Many of them don't even know they exist. It's up to the REALTORS to get trained and get the word out to the public.
Hi David. You make a key point here about those lenders. Not every lender is on that Approved List of Vendors for the TAHS programs. Knowing who those lenders are sure helps whenever you are working with those potential buyers.
