Closets are very important, Buyers Always Look In Them!

If you are preparing your home for sale, take a good look at your closets before listing your property for sale.

1. First, empty them out, completely!  Keep only the items you will need currently on a daily basis.  The rest, pack up and move to a storage area.  Wardrobe boxes, that will allow you to hang cloths in, are available from U-Haul, Home Depot etc.  They also come in tall sizes for long coats and dresses.

2. Once the closets are empty, inspect them carefully.  Do they need painting or other repairs?  Is the current color appealing and does it make the closet appear large?  Many times closets are overlooked when the room is painted.  Don't forget to paint any shelves to match.  Do the closets need any repairs to the drywall?  Are their any nail or screw holes that need filling?

3. Do the doors work properly?  If the doors 'drag' on the carpet have them shortened.  If the doors are folding, make sure they open smoothly and with little effort.  If the doors are sliding, make sure they slide easily and have the tracts repaired or replaced if necessary.

4. Are the closets lighted?  Inexpensive, battery powered, closet lighting is available to make your closets more appealing.  Turn it on just before each showing.

Buyers in today's market are very interested in the amount of closet space a home has.  They will open the door and look in! Clean, bright closets give a much better impression of your home.

I have to say all my clients look in the closets as they first walk the home. It helps a lot if the closet is organized and appears to be large for storage.

Great advice. You can hide stuff in the closet when entertaining but you have to assume a buyer is going to open every door in the house so you want what is behind those doors to look good.

I can not remember a buyer who did not open all the closet doors if the home had any appeal to them at all!  If they like the home, they open the closet doors.

Sellers have to prepare for 'closet inspection time' it may just make the difference between an offer and 'just another showing'.

I had an average house sell just because the owners had spent some money on an organizing system for the master closet. No other house in the price range had it.
