There are homes built from the early 60’s to early 2000’s in every conceivable style and size.  No “McMansions” here, most of the lots are between a half and three quarters of an acre in size. The houses are typically nestled among trees.

The residents of the 100+ homes of Thunderbird Estates exemplify Colorado Springs hospitality. If you drive through the neighborhood expect welcoming waves and nods.

The annual parade and picnic, which has been going on over 30 years, helps keep neighbors in touch with one another.


If you are looking for an eclectic neighborhood that is off the beaten path but close to the city, these houses are just 1-2 miles from I-25. One exit north on the freeway is the south gate of the Air Force Academy. These houses sit just below the south border of the Academy so you will see cadets practicing in their sailplanes.


Because this is a rural area with larger lots, don’t be surprised to see a variety of wildlife including bear, deer, black and brown squirrels, red and black foxes, bobcat, rabbits, coyotes, raccoons, and maybe every 10 years a cougar.

The homes in Thunderbird Estates are surrounded by extensive areas of natural landscaping and forested areas. It is not practical or feasible to attempt the relocation or reduction of wildlife population. No governmental agencies will respond to a request for trapping or eliminating indigenous wildlife unless it is a life threatening situation.

West Monument Creek comes down from the Pike National Forest to the west while Monument Creek flows out of the Monument Reservoir to the north. Both meander through the Air Force Academy grounds before joining to become Monument Creek which then becomes the western border of Thunderbird Estates.

Thunderbird Estates homes are zoned to the highly recognized Academy District 20 schools.

Houses vary from 1,600+ to 5,500+ square feet.

Because the age, size and updating of these houses varies widely, the low end of this market is in the mid 200’s, the upper end is in the mid 700’s, and the average prices are in the upper 300’s.
