Princeville Kauai condo (and house) + short sale update for the week of Oct 2nd to Oct 8th

Finally went paddleboarding this weekend, thanks to some great friends with a couple of extra boards. I learned immediately that if you stand up and are not in the right position on the board, you cannot just walk back to “center.” I ended up in the water in the blink of an eye.

Once that lesson was learned, I stood up the second time standing in a much better position (one that didn’t require any adjustment) and had a great time paddling up the Kalihiwai river then hiking to the falls.

As for real estate, this is the first time since I’ve been doing this update (which is quite a few years now) that there have been NO price changes in condos for the whole week! We did, however have three units go into escrow and three close, who of which were ROE’s and the third which was a short sale. Now on to your update:

New Listings:
Sealodge B3 is now on the market as a FNMA foreclosure priced at $227,500. Purchased in 12/99 for $95K, this valley and ocean view condo was previously listed from 3/07 to 2/08 starting at $737K and reducing to $629,900 and again from 4/08 to 7/10 when it was priced at $499,999, and reduced to $345K. Ali’i Kai 10G is listed for $405K after selling for $129,500 in 6/89. It was on the market from 8/08 to 8/09 priced from $599K to $499K and again from 10/09 to 12/10 when it started out at $499K, reduced to $409K then went back up to $499K.

Hale Honu 9A listed for $433K and Puamana 21B listed for $533K are two properties that show up as new listings because of change of brokerage of the listing agents. Both were on the market previously. Puamana 15A is back on the market after selling as a short sale in 3/11 for $395K. Now priced at $549K, the listing indicates new furniture and other upgrades. Agent owned Plantation 1012 is another new listing, priced at $549K, having last sold for $560K in 12/05.

Pu’u Po’a 101 sold for $1.350M in 8/07 and comes on the market at $1.1M this week. Hanalei Bay Resort 9201/2/3 came on the market at $1.295M showing as being in escrow. This Bali Hai / Hanalei Bay view three bedroom condo was previously listed from 12/08 to 4/10 starting at $1.95M and reducing to $1.495M and again from 4/10 to 4/11 during which time it started at 1.495M and reduced to $1.395M. It last sold for $1.055M in 2/04.

Ka’iulani 30, a short sale listed for $1.395M wasted no time in going back into escrow. If you recall, this unit went into escrow on 7/29 and fell out last week on 9/27. This ocean view unit is a great buy, having sold for $2.3M from the developer in 8/07.

Pu’u Po’a 213 only needed 13 days to find a buyer while listed for $949K. This unit was last purchased for $487K in 5/01. As noted under “new listing,” Hanalei Bay Resort 9201/2/3 came on the market as showing in escrow.

Leasehold bank owned Pali Ke Kua 238 sold for $40K cash with a list price of $79,900. This unit, which was purchased in 5/04 for $369K had been on the market literally for years, with a list price at one time of $699K back in 3/06. The issue with this property was the leasehold status. The HOA’s were $635 month while the lease rent was around $798 a month. Still, at $40K it was a steal!

FNMA owned Nihilani 23C was purchased from the developer in 10/06 for $793,370 and sold this week for $469K while listed for $477,400. Short sale Hanalei Bay/Bali Hai view Hanalei Bay Resort 4323/24 was another steal for $700K cash while listed for $1.2M. This short sale previously sold for $1.350M 7/08. This condo was totally remodeled by the last owner and has spectacular views of the Bay and Bali Hai the minute you open the front door.

Hanalei Bay Villas 29 expired after only 97 market days while listed for $699K. This unit last sold for $320K in 7/00 and started out listed for $825K.

Ka’iulani 6, priced at $1.495M was withdrawn after 254 market days. This townhome sold from the developer on 11/07 for $2,051,780.

NO PRICE CHANGES. CANNOT BELIEVE IT! Here is your Princeville home update which only has two new listings, one expiration and one price change:
