Currently there are 43 Active listings or Available Selma Texas Homes for Sale.  The average sales price is $172,498.00.
There are 10 pending sales and 4 homes that expired on the market.  The current Cumulative Days on Market is 136 for these available listings

Selma Texas had a total of 13 Sold Homes, with an average square footage of 1858.  The average list price of the Selma Texas homes for sale was $143,963 with the actual average sold price being $142,144.00.  This gives a percentage of List Price to Sold Price of 98.7% which tells you that pricing for homes for sale in Selma Texas for the month of September were pretty comparable with the average cumulative days on market being only 100.  Cumulative Days on Market means the total time a home has been on the market with any Brokerage.  The actual average Days of Market for Selma Texas homes for sale was only 71. With Selma homes for sale only lasting 71 days, pricing and desirability of Selma Texas homes is high.

Selma Texas is a small community located in Guadalupe County Texas and is surrounded by Comal and Bexar County Texas.  Currently there are only approximately 400 single family residences in Selma Texas so when you look at the number of active vs sold Selma Texas homes for sale, you can see that the Real Estate Market in Selma Texas is fairly stable.  There are a lot of newer subdivisions in the Selma Texas area such as Retama Ridge and Retama Springs, but there are also those neighborhoods in Selma Texas that are considered more established.  One such neighborhood is Olympia.  Now Olympia, although in Selma Texas also lies in the city of Universal City, and is considered to be in Bexar County Texas as opposed to Guadalupe County.  The Olympia subdivision in Selma Texas/Universal City is considered a very desirable neighborhood to live in and provides a small community feel with only around 107 single family homes.  People who set down roots in Olympia tend to stay there so when a home comes up for sale, it can go fairly quickly.  Homes in the Olympia neighborhood have been established since 1981 to more recent in 2006, have larger lots each home tends to have at least a quarter of an acre or more and most homes are well over 2000 square feet, (there are some with smaller lots, but not many). 
 
Currently there are 20 homes available for sale in the Olympia Subdivision in either Selma Texas or Universal City Texas.  Homes sizes are from a little over 1700 square feet to 3500 square feet with prices starting from as low as the mid $160s up to the high $400's with the median price being in the mid $200s. The neighborhood itself is very close to excellent shopping at the Forum off of 1604 and Rolling Oaks mall.  Olympia is in the acclaimed Judson Independent School District.

Hi George-You did not miss it as I failed to mention it...but will do better next time.  Looks iike for September of last year there were less sales but of those sales, prices remained pretty similar.  The average days on market were shorter back in September 10 which tells me that there were probably a lot more incentives to buy quickly during that time.  

I wonder with the rate drop, if we will see a significant rise in home sales in the next month and how that will compare to last year.  I promise to do better next time :)!  Thank you George!

Brenda: I have to give a High-5 for the Selma area; its all about location. Shopping at the Forum is great. Easy access to anywhere in San Antonio. Hit I-35 and head North to New Braunfels and Austin. Many folks in that area drive to New Braunfels or Seguin for employment. It is easy access to any of the military basis.
