MeniscusSometimes seeing all those For Sale By Owner signs out in front yards by home sellers I wonder if they realize the success rate is somewhere around 9 to 13% of it working. Seems like with those odds they'd be on the phone with their local REALTOR in a jiffy and quit wasting time. In reality,

What? you ask me. You remember those student days in Chemistry class? The PROPER way to measure the volume of a liquid poured into a graduated cylinder is from the bottom of the curved "meniscus" not the top of it. What does this have to do with getting a REALTOR to help you sell a house or for that matter buy or invest in real estate? It boils down to

YOU DON'T KNOW WHAT YOU DON'T KNOW. Until you have training and experience in a field you are operating out of ignorance. There is so much to know in real estate with contracts, local inventory, appraisals, financing, home repairs, staging, etc.

I don't like that line about would you do heart surgery from the guy standing on the street corner either. But training and experienced professionals IN THEIR FIELD give you the best odds to accomplish a real estate goal and get you top dollar on the sale and the best deal on the purchase or investment. Go with the people who know about meniscuses..... smile, or at least know what words like "intestate" means (having not made out a will).

Gary-It is always best to leave it to the pros. I just found that out by something I had done by someone who wasn't and it is a disaster.

Gary - a feature for sure! You are spot on about needing a Realtor to sell your home. There are so many things that can and will go wrong, you need an experienced professional on your side walking you through the process. You use my favorite phrase "don't know what you don't know".  Many of the financial problems previously created and still here today are a direct result of that phrase.  FSBO's, think they know and think they can really save.  While I understand their motivation only a few will be lucky enough to find the right buyer, with a good lender AND a good settlement agent to walk them through every step.  Let's see..... what are the odds that everyone of those players will know what they don't know?

That's a great statistic on their success rate as  FSBO.  Where did you get this statistic?

Jennifer: That statistic comes from NAR and varies around year to year when they talk about it. The highest I think I ever heard was 17% but it has been much lower of late, much tougher for those going it on their own.

Gary, Usually what they save in money they will lose in time, and frustration and still end up with an attorney which will cost them just as much and the learning experience will be priceless ( not really)

I will never forget one of my earliest deals in which the sellers had an accepted offer on their house (for sale by owner). She called me several days later sobbing because the deal was falling apart, and they needed to get the house sold (had an accepted offer on another house with me). We listed their house, got an accepted offer within a few days of being on the market and they netted more even with commission. Even I was stunned -- but quite pleased. :)

With our tough market, FSBO's seem to think their homes will sell better, but it's just the opposite.  You have to have assistance from the agent that knows the market and all the good internet presence.
