Well you know the year is almost over when you start seeing news stories or articles that are lists of the Top 10 Whatever It is That Does Not Amount to a Hill Of Beans But We Will Talk About Anyway....

Yet these kind of posts must be popular considering how many of them we see. Or maybe they are super easy and a great way to write a quick article?

So let me try the same thing and ask what were

My Top 10 Website Pages for 2011?

  4. Silver Star Listings (My Companies Listings)
  5. Blog
  6. Listing in Iva that is now Under Contract! (Ya Snooze Ya Lose!)
  7. Hot Property Alert
  8. New MLS Listings and Price Changes
  9. Honest But Ugly
  10. Home in Anderson SC we sold long ago (Owner Finance so it brought the delusional out in droves)

I had stopped trying to drive traffic to  the Hot Property Alert because it did not seem to get as many people signing up as the Free List of Foreclosures. But I guess I will start using that page again since it appears to get people's interest.

Another lesson is that the number one listing for traffic was an ugly cheap house that was damaged by a fire. People cannot resist cheap it seems. There is a lesson in this for anyone selling a home:

Price It Right From Day One!

I cannot tell you how many people want to "try it" at a completely unrealistic price for a short time when they first list their homes. But the truth is if you want to sell your home, the price is the number one factor in getting buyers interested. It can be a stinking POC but if you price it low, people will fall all over themselves to check it out.

Over price and I can tell you from experience, they will not even give your home the time of day. Overpricing a home is just shooting yourself in the foot!

Strange that people are also very interested in checking out the New Listings and Price Changes when they could just sign up and have listings delivered directly to their email as soon as they hit the MLS or the price is dropped to meet their budget. I guess people think if they sign up they are going to be overwhelmed with constant email from me about how great I am or other useless crap.

This kind of stuff is called drip marketing and honestly, it annoys me so I do not use it on my websites. I am sure there are plenty of agents that do and it works for them. More power to you. I just prefer to not annoy people or fall into the typical salesperson habits....

As a matter of fact, that Honest But Ugly page starts to explain me, and how I am different. Maybe people are tired of the typical pushy sales person that seems so prevalent in my industry......

If that bothers you, well honestly I don't really care. If it makes you feel better about yourself because you have sold more homes than me, then I would argue that your priorities are screwed up....

Really glad that my Blog shows up as high as it does. Because I do write almost everyday about issues that affect buyers, sellers or are just important to me. Sure the focus is real estate but I try to never fall into the typical cheerleading of Buy a Home Now!

And I really do not share too many helpful hints about how to sell a home. That kind of advice is sprinkled through my blog almost every day. Always served up with a healthy dose of sarcasm and snarky humor.

And occasional outbursts of stabbiness....

Maybe my writing style makes it painfully evident that a sarcasm font is needed for those that are oblivious to sarcasm....

I do not write about the really important stuff in life such as family as often as I should. Especially about my Dad and Mom. Because they really shaped who I am and are so important to me.

And I hardly ever talk about my beautiful wife. She is my everything and not a day goes by that she doesn't go above and beyond for me.

Maybe one of my goals for the coming year will be to write more about the truly important stuff instead of real estate?
