Secrets to selling and why that guy's house sold so fast!

These tips can help almost any homeowner needing to sell. Remember I said NEEDING to sell. You may want to sell because you found a home down the block that was bigger and it seemed like a good time to sell but if you don't NEED to sell, these may not be the tips for you. First determine if you are a serious seller or just playing the market.

1. Know your competition.

If you don't know what's out there, there is no way you can compete. You must know all the similar homes on the market, what they have sold for, are selling for and how quickly they went under contract. Your Chelan real estate agent will be able to provide you with exacts on the solds in your area. Once you know who, why and how they sold, you can prepare a better plan for selling your own home.

2. Repair, update and stage.

This, again, is going back to your competition. If you have the nicest home on the market, you probably don't have much to worry about. But if in looking around you notice that most homes have granite counter tops, updated appliances and modern colors, and you're still with avocado dryers and baby blue toilets, you may have some major prep work before you are really ready to sell. Yes, this might come with a hefty price tag at first but you are more likely to recoup the investment at the end.

Go through the house and make sure every repair is made and stage the home to sell. Not sure how to do that? Check out DIY shows, tour model homes in the area and if all else fails hire a professional stager, they can work wonders!

3. Price it lower than the competition.

This is a perfect example of a fake seller. If you're serious about selling, you must price the home lower than all the competition. If you are selling the best house in the neighborhood for the lowest price, it WILL sell - and fast.

What if you can't go any lower? Talk to your Chelan real estate agent about options. They may be able to offer you options through refinances, loan modification or short sale alternatives to help sell the home at the right price.

Good post, and SEO. I counted 3 backlinks.Question, does it matter if there are multiple backlings, meaning, 3 to San Antonio, Texas Homes and 3 to Four bedroom homes, or is it better they all point back to one, San Antonio, Texas Homes???

Cathy, its best to have different links throughout the post because Google will typically only read one of duplicate links. So like on your side bar, if you have 10 linked keywords but they all go to the same identical URL it's not helping. SO you will notice that all three are to the same domain but different subpages. This is fine as it anchors that page with that keyword. Does that make sense? :) thanks for stopping by!

This information is worth repeating over and over. Not all sellers understand that they must showcase their home. We have to get them to understand that selling it does require effort from all parties, including them.
