Statistics for Brevard County FL Real Estate, December 2011...

Brevard County FL Real Estate, including single family residential, condo, townhouse and vacant lots:

There were 611 new listings.

There were 376 sold listings.

Average sales price was $133,136.

Average days on the market were 120.

For single family residential units only:

There were 414 new listings.

This is a decrease of 2.82% from December 2010 of 426 listings.

There were 309 sold listings.

This is a decrease of 4.33% from December 2010 of 323 sold listings.

The average sale price in December 2011 was $138,968.

This is a decrease of 5.52% from December 2010 of $147,090.

Average days on the market were 107, a 17.69% decrease from December 2010 of 130 days.

The year end totals for 2011:

6312 new listings compared to 7371 new llstings in 2010

4041 sold listings compared to 3630 sold listings in 2010

The average sales price $145,552, compared to $146,409 in 2010.

The average market time is 123 days, compared to 109 days in 2010.

Brevard County showed a 4.33% decrease in the number of properties sold in December 2011 compared to December 2010. And, we noticed a decrease of 5.52% in average sales price from last year. It appears that we are experiencing a bit of stability in our market. Prices are not dropping drastically as in years past. And, we are finding that properties are steadily moving off the market.

We currently have a large number of investors and some second/vacation home buyers in the market. Buyers still have an interest in relocating to our area because of the Florida sunshine, the Indian and Banana rivers and the beautiful sandy beaches. There are also some nice tax incentives here in Florida. (Please consult a CPA or tax accountant for more info on taxes.)

Today, Brevard County prices are relatively inexpensive compared to neighboring cities in Florida.
