Thank Goodness for Inventors - Washing Machines and History
Way back in 1797 inventors were busy trying to make the whole process of clothes washing a little bit easier.
The first US patent was granted to a fellow by the name of Nathaniel Briggs on March 28. In 1843 wringer rolls came about to make that original washer just a little bit better.
Now there's all kinds of devices...and all kinds of colors. You can even set them to wash at a certain time!
In a real estate transaction, most times, washers and dryers are not part of the contract. On your MLS printout form, about half way down the form, it lists the appliances that come with the home. When your agent is writing out the contract, it's a good thing to list these items on the contract - in Arizona its lines 45 through 49, to verify the MLS sheet and confirm them as part of the contract. Safe to say, if they are on the MLS sheet, they should be mentioned on the contract.
A Washer and dryer is NOT a fixture, and doesn't automatically come with the home. The refrigerator is also NOT a fixture. Generally you can expect fixtures such as stovetops, built-in dishwashers, built-in microwaves, and even free-standing range/oven combinations to be considered a fixed part of the home. Check with your agent if you're concerned about what items are "attached" to the purchase contract.
Meanwhile, let's count our blessings we're not out in the backyard with soapy buckets and red knuckles. March 28 is a good day in history!
