LAUREN SELINSKY PEREZ does a great job in this post outlining the steps to buying a home.  Especially import is step #1.  How often do we have potential buyers calling about a home only to be disappointed when they find out they can't qualify for a mortgage?

WHAT DO I DO FIRST IF I WANT TO BUY A HOME?

That is the first question I have been hearing a lot lately....

First and foremost, you ask yourself the question? Am I ready to be a homeowner? IF, THE ANSWER IS, "YES". Then, your first steps are as follows:

 

1.) See a Mortgage Broker or your local Bank or Credit Union. (Keep in mind that Credit Unions typically have tighter guidelines) This way you know if you are approved to start your HOME SEARCH. Also, your loan officer will tell you what price range of homes you will be looking at........

Be ready to give your loan officer

  • two years tax-returns
  • two recent pay stubs
  • two month's bank statements

2.) Decide what area you want to live in. Do you have a special criteria? Such as, how many bedrooms must I have at a minimum? Is there a minimum square footage I must have? Fireplace? Pool? Is lot size important? Walking distance to the beach? (that is my favorite!)

3.) Start looking on the web to narrow down the area (78% of homebuyers are searching the web first) to see what's out there

4.) If schools are important, then check school districts and reports for the area

5.) CHOOSE A REALTOR(R), not just an agent, a REALTOR(R). WHY? Experienced, licensed, guidelines with the state and board, highly recommended and we take an oath to be ethical in all real estate transactions. If, you want to be sure you have a licensed REALTOR(R) in the state of California go to: www.dre.ca.gov and go to License Look-up. You can see if that particular REALTOR(R) is licensed, been suspended or when he/she has been licensed. If, you are in another state, just google department of real estate (type your state).

Good advice...especially the pre-qualification process.  I've also found that first timers are confused about the sequence. They think they should have an inspection before they buy to decide what to offer. Not a bad idea if you have money to spend on every house you like.
