Compared to last year, Columbia, as a whole, saw a solid increase in sales.  

In the 21044 region, sales increased over 6% compared to last year and 3.8% compared to last month with a total sales volume of $10.7 million.  Homes sold in half the time compared to last year, going from 109 days to 53 on average, and only four homes took over 180 days to sell while twenty homes sold in less than 30 days.  The average sold price was down a little over 3% compared to last year, but actually increased by over 3% compared to last month, and three more homes were sold this May vs. the last, 32 as opposed to 29.

21045 witnessed a prosperous May with sales increasing over 14% compared to both last month and last May, with a total of $11.1 million.  Homes sold in 63 days on average, 19 days quicker than the same time in 2011.  Though the average sold price decreased by 6.6%, the 21% increase in the number of homes sold made up for it (a 14% increase compared to April).  With 43% less active listings on the market than last May, the level of activity actually managed to increase and will hopefully continue on into the summer months.

Though sales were up 19% compared to last year in 21046, $5.5 million vs. $4.7 million, it also saw a 17% decrease compared to April.  However, as the smallest portion of Columbia in terms of sales, it isn't too detrimental to the overall market.  Two more homes were sold compared to May 2011, and the average sold price increased almost 6% (though down 8% from last month). The average days on the market went up 32% compared to last month, as well, though only 5% compared to last year.  Whether this month or last month is an aberration is still to be seen for this portion of Columbia, though this is to be expected in such a volatile market as it is today.

As a whole, May was a very good month for Columbia and the trend will hopefully continue in the future.
