Our friend Peggy has written a good piece on the frustrations you may experience when using a "door opener".  There is tremendous benefit in using a full service Realtor to help you find and purchase a home.  Even though Peggy is out in VA the advice and information will apply where you are and certainly in our area.

Recently, a local homeowner called me because she felt she and her husband needed help finding their move-up home. They do no have to sell their current home. That said, I requested to meet them where they live now.  The reason is simple. I find it best to visit you at your home in a situation like this to see how you live and what yourcurrent lifestyle is. This helps me see first hand what works and what isn't working for you.

It was clear, the home was very small for their growing family needs. They were packed in like sardines. During my visit I asked why they had called me. The wife spoke up. She said, I have been using a big company (a buyer agent company) and well, I can see homes anytime I want. However, when I do see a home it is with an agent who opens the door. Then if I like the home, I need to call the lead agent who will pull comps and write the offer. My frustration is that, the person who is going to write my offer and help negotiate on my behalf does not know the house, or have any clue what I saw that might be a concern to me.  It is very frustrating for us the buyer.  We were thinking it might be better to find a local agent who knows the area well and who can help us. How can this be..

That's when the tears started flowing and her emotions boiled over. She said

  • We are upside down on this house.
  • We quailify to buy a single family home holding this one. But that limits what we can afford.
  • When I want to see a house, all I do is call and someone comes
  • But they don't know the area..
  • We have watched prices rise in past year
  • I am afraid we are going to be priced out of the market
  • Everything seems so disconnected to me....
  • We are getting now where fast...and missing good houses
  • What are we doing wrong?

That's when I ask.  Are you open to coaching? 

She said. I think so.

My response was  " then I am sure I can help solve your problem!" They smiled.

This family has fallen victim to being an Online Shopper. Basically doing all the legwork themselves. The hard part about that is the frustration level becomes overwhelming. Well, a house is not something you can slap a return envelope on and expect a credit in the mail weeks later. Buying a home is a big decision. Seasoned REALTORS® who know the area, and the market conditions will be able to share information with you, without skipping a beat. They will help you not only with the purchase of your home, but the sale (or rental) of your home as well. They will help, guide and coach you on all of your options from start to finish. I love what I do, and really hate when I see good people fall victim to this type of situation and just get so confused.

Buying a home is suppose to be a fun, exciting experience. Will it be stressful? Sure. But not because you do not know what you are doing and if you're making the right decision. The stressful part will be, the realization when you get the phone call from me that say's"You got the house!" Then you will panic and say " OMG! We got the house, we need to start packing!" That's the stressful part.
