Call a Local Realtor® - Not every "For Sale" sign is a “For Sale” sign

When shopping for a new home it is very common for folks to drive through neighborhoods looking for homes that are “for sale” that appeal to their taste.

The problem with is not every one they see is "For Sale."

For example, take the Indigo Crossing subdivision in Viera, Florida.  There are four homes with signs in front of them.  They are all under contract and, coincidentally, are short sales.

Another good example is the Bayhill at Viera East development also in Viera.  As of today there are seven homes under contract and I am sure they all have a sign out front.  But none is for sale.

This is an a good indication of the real estate market in Brevard County – five of these have gone under contract since May 7, 2012.

If you have driven through neighborhoods in Viera and found areas you like, email me and I will gladly send you the homes that are for sale…not the ones that have a “for Sale” sign out front but are already under contract.

Excellent point. The only way to insure that a home isn't under contract is to be working with a local, experienced real estate agent to aid a buyer with his search.

Gary, Good advice in this post.  Every house a buyer sees is not necessarily for sale, especially here in Brevard. Houses here are moving quickly off the market.  And buyers won't know that just by doing a drive by.

Good morning Gary -

Your title caught my attention.  You won't find one of my signs on a home that's not for sale.  It's a huge fine and or worse if one is caught doing false advertisement in our area.  Cha -Ching$$$  You're exactly right if one is considering purchasing a home they NEED a GOOD REALTOR® to have their backs and help get them in their dream home.

Gary, I love the title of this post and your content! In addition, not every home listed on the Internet is "For Sale." It seems that we are frequently sharing with Buyers that the most reliable source of information is the local MLS and their Realtor.
