Is your Woodlands home listed and not having the same luck? It might not be due to luck. There are many factors that would prevent a home from going under contract even in a HOT market. We all know about the 3 factors affecting the sale of a home.
1. Price
2. Condition
3. Location
But what does this really mean?
Price: Well, even in a HOT market you can be overpriced. I have been told by numerous sellers that they want X amount of $$$ for their house. Well, so do I, but unfortunately its not what the market will allow. Part of the reason my listing received 7 offers is that we were not over priced. Did we leave money on the table? Absolutely not!!!
Condition: Did you properly prepare your home for the market? Did you power wash? Scrub it spic and span? Touch up the paint or repaint? Clean or replace the carpets? Deodorize? Create curb appeal? Fix the torn screen? Put away the toys? Stage? All of these items are critical to getting top dollar and a quick sale. If you slack in this area of marketing your home, the buyers will make an offer on the house across the street.
Location: Once you have bought the house, there is not much you can do about your location. Being on the main drag or backing to a busy street will affect the sale of your home in a negative manner. Being located on the water, golf course, backing to a reserve, or on a cul de sac will be positive factors. These are all item you took into account when you purchased. Perhaps it was the cheapest house in the neighborhood because it backed to the road. Well, you are not going to get the highest price in the neighborhood now, unless the road is gone.
