What does your dining room say? Home Staging in St Augustine.

What does your dining room say? Home Staging in St Augustine.

I was hired to stage an occupied home in the St. John's Country Club. My goal was simple - maximize the equity for the homeowner. After my initial home staging consultation, it was obvious that the big problem with this home was that the furnishings didn't quite match the home or buyer's expectations.

This 5 bedroom, 3 bathroom home, priced in the mid $300s, did not feel like a country club home for a young family.

Since the buyer will probably be in their mid 30s to 40s, with a good income, faux tapestries, Target slipcovers and a Walmart silk plant just wouldn't do. (Actual MLS photo used above.)

It didn't take much to transform the space. By adding rented artwork, a table runner, a couple of silk plants, and some more modern chairs, this dining room was completely transformed.

By taking the photo from the other direction, you can more easily see the curved architecture and open space of this home's layout.

So what do you think? Did our home staging help to appeal to the St Augustine family?

Melissa~ Looks like the room was painted too.  Was it?  I definitely prefer the after and love that you thought to take the photo from the other side of the room.  Big improvement!

Thanks Rhonda!

Donna - no actually they did not paint it. By adding browns and rusts to the room, we changed the appearance of the color by changing the cast and contrast. Also, but changing the angle and pulling in the light from the foyer, it changed the appearance. Light and shade do funny things to paint colors!

Hi Melissa - Great photos! Dining rooms really sell homes because they imply a certain quality of life that appeals to people. Love the way you transformed that room!

Donna - thank you (for the comment and the reblog!)

Carol - How exciting! Thank you for stopping by.

Wayne & Jean Marie - Thank you. Since this is a 5 bdrm home, having a large space for family events (like Thanksgiving dinner) is a huge benefit. Since this was the first room you see when  you enter, that is doubly true!

That tapestry - UGH!  Tapestries are probably the most frequently used decorating item for model homes when they're "decorated" by builders' wives - LOL!  Great updating!
