- for anyone who's been watching my posts, this should be no surprise that prices on Spring Hill homes are increasing. The average price of homes sold in July was $246,815 compared to $222,294 last year, an increase of 11%.
If you want to know why, this next statistic will tell you. 48 Spring Hill homes sold during the month with another 92 homes pending, and right now the demand is eating into the supply at a rapid pace driving sale. With only 221 homes for sale in Spring Hill, that leaves us with only a 4.6 months absorption rate, and the inventory levels have been shrinking all year. Supply and demand are the driving forces for prices prices higher.
