The worst thing I can do as a real estate agent is get the hopes up for my clients.  I have had clients who are packed in a U-Haul, with cats fighting in the back seat, and I have to break the news that the property didn't record today and you have to wait another day.  However, if expectations are addressed in the beginning of the transaction, there will be no tears at the end!

There aren't usually many distractions at closing.  This one was an exception.  Grandma was the Buyer's Agent, and Mommy was the buyer.  (I was the lender, and I go to every closing that I'm able to attend.)

We funded, and this little one's home recorded the next day.

Lexa, You're right it's most important to discuss all possibilities ups/downs before closing date. We tell them they can take procession when recorded and funds. It's smart to never schedule a closing on a Friday unles one has explained this thoroughly to the Buyer/Seller and make sure they know if it's a Friday closing possibly the next day fund which means Monday. No weekend moves or keys. Sometimes it must happen to you once before you learn the system and lesson.
