Here is a summary of the Cardiff real estate market for December 2012 based on information provided by the MLS (private sales are not included). These data are deemed reliable but are not guaranteed.

The number of homes sold in Cardiff in December rose significantly from the prior month. Average sales prices dropped for detached homes (due to the sale of 2 homes priced at $1.85 million and $2.6 million the prior month which raised the average significantly) and less so for attached homes. Buyers were able to negotiate, on average, 4 - 6% off the asking price, but with a number of homes selling for over asking price – of the 4 attached homes sold, 3 went at or above asking, and all sold in less than a week. Given the small number of homes sold, it is unwise to draw any conclusions about trends, especially given pricing.
At the end of December 2012 there were 5 homes in the Cardiff real estate market with a Contingent status, just 1 less than last month (i.e., short sale and REO homes that had accepted offers being reviewed by the lenders). Until approved these homes are considered active and are included in the Active statistics below.
As of December 2012 there were 21 Cardiff homes for sale, down 28% from November, another decline. This represents an inventory of only 2 months for attached homes (up from 1.8 months last month, among the lowest in the coastal region), and 2.3 months for detached homes (down from 4.5 months in November). The Cardiff real estate market, at the moment, has remained very competitive for buyers for attached homes/condos, and is a seller’s market! The market for detached single family homes now favors sellers.
9 Cardiff homes came on the market in December, 2 less than last month; 11 homes went pending in December, 4 more (up 57%) than in November.
