So far, 2013 has produced a new breed of buyer.

I've had a pretty good start to the year, and if it continues along this line I'll be a happy boy in December 2013.  What I've seen happening from late December 2012 through this weekend is new wave of aggressive buying.  I'm not sure what is behind it, but it's fascinating.

In two cases, one buyer put a contract on a property that had been on the market for 3.5 months.  Ironically, another buyer did too.  The other buyer got the house, and my client wanted to immediately go out and find another property.  He did the very next day, and he got it.

The other client put a contract on a rehab property that was in terrible shape.  We both thought nobody in their right mind would buy this house, but he had vision.  Again, another buyer came in at the same time and got the property.  A few days later, he dropped out and it came back to my client with an opportunity to get it for less.  We'll write that one on Monday.

In both cases, the buyers were new to me, and in both cases, the buyer wouldn't let up.  They were determined to get a property NOW.  Of the dozen or so callers I've received calls from this year, most have had that same mindset.  I'm enjoying the process.  By the time they call me, they've already found the house they want and they are ready to write.  It's a new wave I could get used to.

Hi Mike - We're seeing something similar here as well, unexpected activity in what would normally be a quieter time, and lie you, we're not certain what is driving this activity. We're certainly welcoming it, though.

Mike~ I think it has to do with the low inventory that we are experiencing.  We had a very busy December  2012 and we're lined up to have a great January 2013.  We just need to keep the momentum!

Mke this has been going on here in Phoenix for well over a year or so. We see multiple bids within days of hitting the market and most go for over list. Buyers know that if they want to purchase a home they need to give it their best shot right out of the gate. You snooze you lose!

Aha...that is good news.    Could be that the buyers are concerned that the next bubble is cash itself?   Best to be in good hard assets re investment, simply to preserve capital?

That would be great, Pamela.  Have a great January.

That was profound, Marte.  8-)

Thank you, Lester.  Back at you.

Well, Dick, we'll have to celebrate together in December.  I hope it continues on both sides of the country.  8=)

I'm with you, Rebecca.

That would be wonderful, Donna.

That's good to hear, Lisa.  I did see that TX was 40% of the best markets in a late article.  Yea!

That would be a dream over here, Anna, but I like to dream.  8=)

That's a little scary, Li, but I can definitely see how we could get there.  Yeow!

HI Mike,

I too am seeing a much more agressive market than just a year ago.  Buyers were making offers all throughout the month of December and now in January.  I am looking forward to a tremendously successful year!

Me, too, Mike, me, too! I like this new breed of buyer ... although not everyone I'm working with falls into this category, I've also been meeting with a couple of I'm ready to buy NOW buyers.

Great news to share! Here's to an amazingly successful 2013.

Do you think it may have something to do with the fear that interest rates are going to rise in the next few months?  Just thinking out loud

Hi Mike.  I think the news about inventory shrinking has been motivating.
