I've had a pretty good start to the year, and if it continues along this line I'll be a happy boy in December 2013. What I've seen happening from late December 2012 through this weekend is new wave of aggressive buying. I'm not sure what is behind it, but it's fascinating.
In two cases, one buyer put a contract on a property that had been on the market for 3.5 months. Ironically, another buyer did too. The other buyer got the house, and my client wanted to immediately go out and find another property. He did the very next day, and he got it.
The other client put a contract on a rehab property that was in terrible shape. We both thought nobody in their right mind would buy this house, but he had vision. Again, another buyer came in at the same time and got the property. A few days later, he dropped out and it came back to my client with an opportunity to get it for less. We'll write that one on Monday.
In both cases, the buyers were new to me, and in both cases, the buyer wouldn't let up. They were determined to get a property NOW. Of the dozen or so callers I've received calls from this year, most have had that same mindset. I'm enjoying the process. By the time they call me, they've already found the house they want and they are ready to write. It's a new wave I could get used to.
