Many of us have seen hastily done remodels where you almost can't believe what the supposed remodeling "professionals" overlooked.
I love that Nancy took a photo to show the actual flaw that caught her eye. She then wisely prevented her client from buying this home. If they overlooked this, what else was overlooked that can't be seen?
I suggested this post.
It was listed more than 10% above the highest remodeled comparable. The open house flyer read, "a complete remodel, move-in ready" and went on to list everything that had been done to the house. A room addition, granite counter-tops, stainless steel appliances, all of the usual suspects plus a few that were not so usual like updating the front and backyard sprinkler system, updating the security system to a "smart" system, etc. etc. it sounded great.
As I moved from one room to another little things began to catch my eye. A bit of over spray here, a misaligned crown molding corner there, a bedroom door that didn't close correctly. After the first couple of items other things really start to jump out. I went back to the kitchen and found several small details that added to my feeling that the remodel was done hastily.
Then I went into bedroom #3. At first everything looked fine but then I opened the closet door. It was one of those moments when you see something but at first you don't believe it, it was a combination lock attached to the center shelf support and it was pretty obvious that it was there when the room was spray painted.
I pulled my phone out and managed to get a quick photo before I heard "oh my" coming from the listing agent who was now standing behind me and looking over my shoulder. I was tempted to ask if the lock was part of the new security system.
Years ago Delta Airlines was known for their attention to detail. At the time they were also the most trusted and profitable airline in America. Tom Peters interviewed the CEO and one of the questions he asked was if there was a correlation between Delta’s attention to detail and their #1 ranking as America’s most trusted and profitable airline. The CEO put this way, “to the flying public coffee stains on our tray tables means we don’t do proper engine maintenance.”
I didn’t show that property to my clients. If the remodeler won’t make the effort to do the small things correctly how can I be sure they did the big things correctly? Real value can always be found in the details.
