Buyer Representation for New Home Sales

It's fun to see new homes sales on the market again, touring the models, seeing all the new trends in home decor... What'  not to like? 

Yesterday I accompanied my buyer from Florida to the Standard Pacific Single Story Plan - PoppyStandard Pacific homes in Blackstone to sign his contract for the new home constuction he's purchasing there. We looked for a whole weekend in early May but could find nothing he and his wife wanted in the resale market.  While touring the new homes, they fell in love with one of the Standard Pacific floor plans.  Good thing about new homes is that as long as you like the floor plan, you can pick options that you want in a house. A bit of caution however,  options can ad up fast and all of a sudden your fairly priced home is costing you thousands of dollars more.

The contacts have changed a lot over these last few years and they change from builder to builder but so have our standard California forms so that's too be expected. What surprised my buyer was the complexity of it.  The gal we worked with when we toured the homes let them know when they made a decision, she could send the contract to them to sign. They selected the lot they wanted and the new home agent graciously prepared the contract for them. She highlighted all the places that needed initials or signatures to make it easy for them and sent it by FED EX to them in Florida. My buyers were overwhelmed when they took the 2" thick stack of papers out of the envelope.

Since it is just in the husbands name at this point, I suggested he fly back and have the new home agent go over it with him. I assured him I'd be there as well so I could further explain things he didn't understand then or in the coming months as the home is being built. 

When we represent you as a buyer's agent on a regular resale, it is our job to be looking out for your best interests. We are your buyer representation. With new home sales, they are representing both the builder and you, just like when a listing agent who double ends the deal. He or she represents the seller and you as a buyer.  Fortunately for us agents, most of the new home builders will give us a commission as well provided we sign you up with them and it doesn't increase the purchase price for you as a buyer. It's important to know someone has your best interests at heart.
