There is so much good information in this post.  Even though I am in the greater Seattle market, this stuff still applies.  I had not heard the term "Landominium" and we do have them here too.

Cincinnati patio homes, condos and townhomes.  They're all examples of a low maintenance or maintenance free lifestyle. You've reached the point in your life where having a Cincinnati home with a large yard & lots of landscaping no longer fits your life.  It's too time consuming, too expensive to pay someone to do it the way you like it, and that trick knee is sending clear signals that kneeling in the garden and taking the stairs just isn't an option.

So what can you do?  Maybe it's time to trade in your traditional two story home with its big lot for a Cincinnati home that is maintenance free, or at least low maintenance!  Now note what we talk about this we're really talking about exterior maintenance, NOT interior.  You're still going to be responsible for changing your light bulbs or getting your walls painted if you tire of desert sand #32.  But we CAN help you find solutions that fit you for minimizing your time spent on the outside upkeep of your home.

Now we'll be the first to tell you that the terms associated with maintenance-free and low maintenance homes are pretty confusing.  Different developers use different terms for the exact same thing, OR use the same terms to mean different things!  You're probably familiar with the terms like condominium & townhome.  But let's throw some others out there:  patio home, villa home, lifestyle ranch, lifestyle home, golf home, and trust us, that's not all.  All of these terms apply to either low or no maintenance Cincinnati homes.

Let's break down the Cincinnati home categories a bit:

Single Family Home:  This is what you're used to.  You own the land, you own the house, and everything that happens once you cross the property line is YOUR responsibility.  You may or may not have an HOA fee, but if you do, it's NOT helping take care of your home.

Condominium:  You basically own your home, the condo association owns the land your home sits on.  You're responsible for the interior, they handle the roof and exterior maintenance.  Typically you might have a small area you can personalize with some landscaping.  Condos may be attached to other condos, or detached.  Ranch, two story or even three story homes attached are common.  YOU will have an HOA fee, and if the condo association needs some extra money for work, expect a special assessment to pay for it. Landominium:  a condo where YOU own the land the home sits on rather than the condo association.  You're responsible for the interior of the home, the association does the exterior.  Again, HOA fees cover these costs.  Example:  Search Mason's Windemere landominiums for sale. Note the search site includes ALL Windemere homes, so you'll see condos, single family homes and landominiums.  Landominiums are on Grasmere.

Patio home:  You own the lot, you own the home, but the HOA association arranges to have your lawn mowed, leaves rakes and snow removed off your driveway and sidewalk.  Typically a ranch home, it WILL NOT be attached to another home.  They also (rarely) come in a two story version.  They're typically built to be low maintenance exteriors, lots of brick, stone and/or vinyl siding.  HOA fees cover the lawn care, but you cover the rest.  If the vinyl siding needs cleaned, that's on you.  The photo collage below is a collection of area patio home communities.  Example:  Search West Chester's Jeanne's Creek patio homes for sale.

Club Homes:  another term for patio homes, but sometimes this may include the exterior maintenance of the home itself. This term is used in Liberty Township's Four Bridges.

Lifestyle homes & villa homes:  This gets tricky.  It MIGHT be another term for patio homes.  It MIGHT be another term for landominiums.  It ALSO might be a term for a style of home we see where you have four ranch units coming together in a quad configuration (imagine taking a big square and slicing down the middle each direction to make four corner sections sharing the center point).  These quad homes have two walls facing out with windows (and garage), with two interior walls shared with other units.  For quad style units, it's basically single level living condominium style.  All the exterior maintenance is handled and your yard is so small that it's almost non-existent.  Quad style homes may be found in places like Mason's The Woods on Wilkens.

Townhome:  A more vertical lifestyle.  Two to three story homes attached on the side walls.  Garages may enter from the front, or be behind the homes accessed via an alley.  For an example, see Mason's Beacon Hill townhomes for sale.

Now any of these type homes may be found in a variety of environments.  Some on a golf course, on a lake or pond, or just part of a subdivision.  Sometimes they'll be a stand alone community, and in special cases they'll be a 55+ community.  And sometimes within a community they'll have a mixed section, with both patio homes and attached condos.  What's common about all these types EXCEPT the single family home is that they'll lighten your exterior home maintenance requirements to some degree, whether completely or just to the point of saving you the yard care.


So how much will a Cincinnati area low maintenance or maintenance free home for sale cost you?  That's a big IT DEPENDS! 

Condos:  At the absolute cheapest, you might find an older apartment style condo for below $50,000, but from there you can go up MUCH higher!  You want something super spiffy downtown Cincinnati?  Expect to pay handsomely for the privilege. 

Patio homes:  Expect to start around $150,000 at the cheapest, and for the most part you'll stop somewhere in the $300,000's.  However, you can get luxury patio homes from that $300,000 all the way to almost $1,000,000. Patio homes tend to be outside the Cincinnati beltway in the suburbs, but there are exceptions like Spencer Hill in Mt. Lookout.

Landominiums:  They tend to be older, so you'll find them a bit cheaper than patio homes, but the trade off is the HOA fees will probably be higher.  Typically we've seen area landominiums sell for $150,000 to $250,000. 

The other categories are like the ones above, they vary according to location and amenities.  You can find "bare bones vanilla", or you can find seriously decked out custom homes with everything you can wish for!  And yes, there ARE new construction patio, townhome, condos and villa homes out there!

I have never heard the term "landominum", the closest thing that I can relate to it is a "PUD", that has a similar concept.

Interesting read. Such a variety of homes. I've not heard of a landominium. We don't see those here.
