Hi Spencer.  It sounds like VA loans in your area are a great option to consider for buyers who may qualify.  We don't see many VA or FHA loans up here in Park City, but I did just close a home for some buyers with a FHA loan not long ago.

I think VA loans are a great option. My pet peeve is that they unlike FHA still require that the veteran not pay any buyer agent fee.  This was dropped by FHA and any other lender years ago.  This rule robs the VA buyer from being able to have a buyer agent to look out for their best interests.  I have had several VA buyers try to get this point across, but it has fallen on deaf years.

VA loans have always been a great option when the government wants us to have them. They are solely needed for our vets and it is good that there is a reurgence of VA loans.

Spencer, unfortunately we just don't see that many VA loans. I really wished that we did as in my opinion, the influx of military veterans strengthens a community.

I used to specialize in VA Guaranteed Home Loans, and advertised "The VA No-No" program.  No down payment, and no fees (if the Seller pays them).

Love VA home loans, which i was doing 10 a month, very good buyers and what a great loan and by the way the best performinfg loan on the market today and with 100% financing, no money down, we need to take a page from VA home loans in everyone other programs

Norman, VA Loans are definitely overlooked at times. They have been gaining a little bit of ground, but you're right, if they were used a bit more then communities would prosper.
