Braemar Property Values:  July-August 2013 (Ryan Homes)

While spring may be the season of renewal and new life, fall is bringing something new to the Braemar Property Value Reports.  Now, there will be two new reports.  One for NV Homes and one for Ryan Homes.  You asked for it, you got it.

This particular report is going to detail sales of single family homes built by Ryan Homes in Braemar during the months of July and August.  There are no previous reports to link to, but I did compile the same information for the months of May and June 2013 and July and August 2012 for the sake of comparison.

There were three resales of single family homes built by Ryan Homes in Braemar during the last two months of summer.  The high sold price was one that I was happy to bring my Buyer-client too.  It sold for $437,500.  The low sold price was $360,000.  The average of all three gives us our average market value for Ryan Homes in Braemar of $405,833.  That represents over a 6% drop since the sales of May and June 2012 and a 12.5% drop since the last two months of summer 2012.

If you placed your Braemar Ryan Home on the market, priced to current market conditions, you could expect it to be under contract in an average of about a week.  You may also be enjoying the increased buyer demand so much that you give absolutely NO closing cost assistance.  That's right.  Not one of these three sales gave closing cost help.

Scott:  We definitely need more inventory to sell Braemar buyers.

Elizabeth:  There's a lot to this community and someone who didn't live here would not necessarily know the ins and outs.  Like where basic cable and internet are included in the HOA fees, and where it's not.
