The proof is in the pudding...

One of my listings in New Canaan last year was originally slated to be offered for $750,000. During the listing appointment I was able to successfully explain to my clients that if they allowed me to have the interior and exterior painted as well as refinish the floors for a grand total of a little more then $12k The home would be more appealing and I would be able to list the house for at least +$50k more then the $750,000 we had planned to list the house for. My client being extremely savvy understood the value of offering a move in condition home to the buyer pool.

With his approval I set it up and I had the work done in just over two weeks.. When the house hit the market with fresh paint and floors, I sold it in 13 days for $815,000!!!

By the way, I received a total of 7 offers on the house!

My clients wise decision to update some of the important aspects of the house led to a quick sale for a whopping $65,000 more then they original asked! If you reduce the $12k that they originally invested prior to listing the house, They made an additional $53,000 by investing in the improvements that I believed would bring a return.

Remember in this day and age, buyers want a home that needs very little maintenance, most would prefer to move in and drop there stuff. Hiring a creative design specialist to determine what items would give you the biggest bang for the buck would ensure that you are not leaving any money on the table.. 

On the buy side, the updates that you are concerned about may not cost as much as you fear. If you are considering listing your home or if you plan on buying a home that may need some work, don't shutter.. don't run away., Just pick up your phone and give me a call.
