New Home Sales Continue to Help Lead the Northern Virginia Real Estate Market

In December 2013 the Wall Street Journal reported that new housing starts were up 12.1% across the nation, the highest level since 2008.  This is good news for builders and buyers who have a hard time finding resale homes.

Even though this video was originally created in 2010 the message is still on target for Northern Virginia.  Just look around and you will see developments which have sold out in the last 2 years and new ones, like Potomac Shores in Dumfries welcoming the first residents.


The most important step to buying new construction is to have an experienced Northern Virginia buyer’s agent at your side.  The builder's representative works for the builder.  Just as the listing agent is working for the seller on a re-sale home.  You may be under the impression that you can't have your own representation when you buy a new home but that is not true.  The cost of sale to the builder already accounts for an agent's commission.  You won't get any more of a deal without an agent and having an agent with you might save you thousands of dollars in your home purchase.

How do I know this?  Our team has been representing both buyers and builders on new construction projects in Northern Virginia both during both the boom and bust of our real estate market.  We regularly tour new construction sites to talk to the builder’s sales team and get weekly email updates on many of the new projects in Northern Virginia.  Whether it is “stock” inventory ready for a quick sale or to be built you need to make sure you take your own agent with you on your first trip to a new home site.
