Wow!  The end of January 2014 came quick!! Let's find out what's been going on for the Schertz TX Real Estate Market for January 2014!

 
Currently the Real Estate Market in Schertz TX has 137 available Homes for Sale as of February 5th, 2014. You can purchase a home in this area for as high as $459,990 and for as low as $90,000. Homes are listed at an average price right now of $210,895 with 106 days on the market.

There are currently 33 homes pending sale in the Schertz TX area.  The average list price that brought an offer and contract to these homes is $224,657 and had an average 77 days on the market before getting an offer and going under contract. Many of the current pending Schertz TX homes for sale will add to the Sold numbers for February.   
 
Schertz TX Homes that Sold from January 1st to January 31st, 2014 totaled 19.  The homes that successfully sold were listed at an average price of $191,085 and sold for an average price $187,116 giving us a list price to sold price ratio of over 97%  The average days on market for these homes was 85.  This month shows a small dip in both price and number of homes sold from the December 2013 Schertz TX Real Estate Market Report. 
 
So, how did these Schertz TX home sales compare this time last year?  Homes for sale in Schertz TX showed a dip in number of homes sold, but a rise in prices.  The absorption rate for Schertz TX (the amount of inventory and how long they will take to sell) shows less than 6 months.  Because the number of homes sold is less, but the prices are higher than this time last year, that tells me that Schertz is heading in the direction of a seller's market.  Anytime you have less than 6 months of inventory of homes in a market, that says that you are in a seller's market.  If we are right at 6 months, the market is stable and if we are over, that signifies a buyer's market.  This is really good news for both sellers and buyers in the Schertz TX area.

Hi Brenda, very detailed market report for Schertz TX. With increase in home prices, market is definitely moving in the right direction. With limited inventory, now would be a great price for homeowners thinking about selling get their homes listed.
