Where do you start with the issue on this home. Shaking my head.

There are times when I have to stand back and take a deep breath and try to find the words to install in my report. Carport turned into a garage.

I can hear the conversation already.

"I want a garage".

But we have a carport honey, that's not the same.

"I know, I will just enclose the carport and that way we will have a garage for us to use everyday".

"I can do this, I built a shed with my dad when I was a kid. This should be a piece of cake."

This home started off with a carport. Then the home owner had this grandioso idea of enclosing the carport to make it into a garage. Bad decision for the sellers.

Framing of the NEW garage.

The Framing.

Mr seller we have  problem. This framing is a mess. There is only one top plate, The studs are not on center and the exterior sheeting is cement, but not attached or sealed properly.

But this was just the beginning of the issues with the enclosed garage.

I don't want to blame Uncle Bob for any of this.

But I have a sneaking suspicion that he did consult over the phone at least a couple of times.

Now that the garage is in.Windows in garage.

we have other issues besides all the framing and siding issues.

There is not One not Two and not Three windows in the garage that were left in place when the garage was built.

There are a total of four windows that were not addressed when the garage was added.

This means that there are four windows exposed to the emissions and fumes from the garage that could get into the home if a window is open.

Another set of windows in the garage. Not to mention the TRV line from the water heater is now in the garage and not ran to the exterior of the home.

Not to mention the dryer vent that now terminates in the garage.

And the garage door that is barely hanging on for dear life. Did I mention that there is no garage door opener either?

Remember, when wanting anything added to the home. Remember to get a permit and hire a professional. Now this home owner has a lot of explaining to do with the City officials. With this poor workmanship. I would not be surprised if the city did not make them tear this down and start all over again.

This is why you always get a "Full Home Inspection" by a certified inspector. For the peace of mind.

Hi Myrl,

So true. More so the older the home. Idea's gone bad by friend and relatives that claim they know exactly what to do.

Have a good day in Sacramento.

What a hack job on this one too Clint!  I have never seen anything like this especially with windows to the garage.  Well I am sure your recommendations will straighten them out.

Biggest problem I see is the windows.  I surely hope they keep them closed.  Also, what about the hinges on the "garage door".  Surely, they changed the door hinges.

Hi Ginny,

Gas and match?  Just kidding. There are too many issues just to rebuilt it. There needs to be some major renovations here.

Have a nice day in North Kingstown.

Hi Lenn,

There are a ton of issues other than the windows. There is not a fire barrier for the garage on the exterior walls or the ceiling. The windows are not rated for fire either.

The hinges are not used on the garage door. This is a simple spring loaded up and down operation. But the door is short of the base. leavig a three -four inch gap.

Have a nice day in Loudoun County.

I hope they are not in the car when the garage door falls on top of the car!

Also, for this area, the code would require a fire rated door from the garage to the inside of the home.

Hi Laura,

There is a steel door there. But no auto closure hinges. They just didn't realize the severity of adding the garage.

Have a nice day and thanks for the comment.

Clint.  My post illustrates the reasons this structure is unsafe that would be understood by the average home owner.

Home inspectors can go into the technical matters, but the fact is, if that wondow is left open while the auto is running, where is the exhaust going to go.  Same with the door propped open to carry groceries in.

Hi Lenn,

The hinges were not changed at all. The windows were in operational condition. The windows could not stay in place of the garage remains. There is just too much to change to make the garage a safe place.

Thanks for the clarification.

Have a good day in Loudoun County.

Hi Kat,

I think the only 'splainin' any one will do is about how big a discount for all the respires.

Have a great day in Monroe.

Owner additions are most times easy to spot.  Seldom are they done right and often they are dangerous.  Sadly I see it all the time - especially with electrical.
