Where do you start with the issue on this home. Shaking my head.
There are times when I have to stand back and take a deep breath and try to find the words to install in my report.
I can hear the conversation already.
"I want a garage".
But we have a carport honey, that's not the same.
"I know, I will just enclose the carport and that way we will have a garage for us to use everyday".
"I can do this, I built a shed with my dad when I was a kid. This should be a piece of cake."
This home started off with a carport. Then the home owner had this grandioso idea of enclosing the carport to make it into a garage. Bad decision for the sellers.
The Framing.
Mr seller we have problem. This framing is a mess. There is only one top plate, The studs are not on center and the exterior sheeting is cement, but not attached or sealed properly.
But this was just the beginning of the issues with the enclosed garage.
I don't want to blame Uncle Bob for any of this.
But I have a sneaking suspicion that he did consult over the phone at least a couple of times.
Now that the garage is in.
we have other issues besides all the framing and siding issues.
There is not One not Two and not Three windows in the garage that were left in place when the garage was built.
There are a total of four windows that were not addressed when the garage was added.
This means that there are four windows exposed to the emissions and fumes from the garage that could get into the home if a window is open.
Not to mention the TRV line from the water heater is now in the garage and not ran to the exterior of the home.
Not to mention the dryer vent that now terminates in the garage.
And the garage door that is barely hanging on for dear life. Did I mention that there is no garage door opener either?
Remember, when wanting anything added to the home. Remember to get a permit and hire a professional. Now this home owner has a lot of explaining to do with the City officials. With this poor workmanship. I would not be surprised if the city did not make them tear this down and start all over again.
