Sellers Market vs Buyers Market - Do You Treat People Differently?

Here in the Canton MA area we are in a Seller's market.  There is limited inventory.  Good listings are going under agreement within days of being listed.  That's the cycle we are in.

The real estate market is cyclical and over the years it will waver back and forth between Buyers Market and Sellers Market. However, that does not change my approach to providing great client service and acting with the utmost professionalism.  

When it was a Buyer's market, I did not feel that it gave me the right to be rude or demanding or to ignore Seller's agents.  I knew I would have to do business with many of these agents again, not to mention that is not how I conduct business.  

Now that it's a Seller's market, my reputation with the agents who know me is an advantage for my clients.  And, my professionalism is still appreciated by those whom I've just met.  I just submitted an offer & received a call from the listing agent thanking me for putting together a well-presented offer.

Switch over to a listing agent whose open house we visited yesterday.  I emailed him last evening with a question on the property and about submitting an offer (it was too late to call). I called this morning to follow up. No answer.  Call again. No answer. No email reply.  You get the idea.  

I talked to his office - who promised to have him reply.  I finally received an email telling me that he answered the question at the open house.  Well, maybe he answered someone else but it was not me.  And regardless, when someone leaves you a voice mail or an email, the professional thing to do is reply.

Maybe he thinks that since it is a Sellers market he does not need to answer the questions posed by a lowly buyers agent?

It may be a Sellers market for a while but when it flips back, that agent might regret his behavior when he needs buyers for his listings.  And when clients contact me for a referral to a listing agent, you know who I will not be recommending.

We are in a service business regardless of the kind of market we are in.  Relationships, referrals, reputation - that's how we keep our business running.

It's really so simple, isn't it?  When someone emails, email back.  When someone calls, call back.   Unfortunately, there are agents in all types of markets that simply don't respond -- I'm dealing with this now.  A week to get a simple answer.  Geez.

I agree with you Christine and the posts above.  Just respond.  And why do we have to be rude with each other. This is a stressful business, we should try to help each other out as much as possible to keep transactions smooth.

There is never a good reason to ignore common courtesy, besides wasn't it written in the US Constitution:  All calls will be treated equally?

Good morning Christine, yes I do believe attitudes change and many agents do treat other agents differently in Hot markets. I remember those agents who have been rude or not returned calls. Having good relationships in our industry is important when submitting offers. Great post....

Christine, you are absolutely right. The market will change and the agent will be calling you for a response one day. That is if the agent is still around.

I think you're right on this one Christine.  There's no reason to treat anybody differently because the market changes.  I think the key is that WE need to act differently to reflect the market we're in.  Very good blog here!

There is absolutely no reason for that behavior every.  And frankly I bet the sellers wouldn't approve of it either.

List a large inventory of across the board properties, all types. Those priced right never go out of style. And in small rural markets it is sell those listings with agressive marketing. So so different in every real estate market. But when you sell what you list, it removes the layer of what you think the agent is doing, thinking. or why are they not responding. You are the other agent. No intrigue or drama happens!

I see this a lot.  In this seller's market, some agents figure they are going to get multiple offers without actually having to do anything.  It makes me appreciate those agents who are responsive that much more!

Well stated!  I always maintain a good attitude and professionalism working with EVERYONE.  My attitude and professionalism ARE my business.  I will admit that I've had to be a bit more "assertive" (raised my voice!) at times but I don't think you could be in this business and not encounter an agent from time to time that makes you want to scream!

You're so right.  I'm continually amazed by how flaky other agents can be!  No response to any communication whatsoever, and yet they continue to stay in business.  How is that possible?

Here in NH we are in a Sellers market as well. As a listing agent i remember the agents who are nice to work, return calls, and communicate when needed. I wish they were all like you.

I'm shocked. It never occurred to me that agents might treat you differently depending on the market. I've never run into that situation. Not very bright agents.

Wow....I had no idea that my late-day rant post would become featured!  I apologize for not answering everyone individually as today was our Massachusetts Active Rain Meetup and so I was busy with that and taking care of business!  I saw the emails with the comments and realized I had some catching up to do.

I can't say for sure if the agent acted this way because it's a sellers market or if he always acts this way as I've not had a transaction with him before.  I could not think of any other reason why he would not respond to a simple phone call or email other than he thinks he does not have to because he's in a multiple offer situation.

Of course, I had a long response I would have like to have given when I finally heard back but I took the high road & acted professionally.  Today we had to give highest & best and again I had to chase him down to find out the status.

A listing agent should never ignore agents who bring potential buyers for the listed property. But  the Buyers should be fully ready to be more aggressive in Sellers market. Buyers should have already met with a lender and received at minimum a letter of prequalification. Pre-approval is best. We don’t want to waste our time—or break our buyers’ hearts—by shopping in a price range they can’t afford.
