You have a choice of agents. Use your choice to hire the BEST agent in your area, and know that bigger is not better.

On normal houses in normal neighborhoods, price pretty much nails it for getting it sold.  But on harder to sell properties, an incentive can draw attention to an otherwise tougher to sell property.

Rob that is a great point. Some homes are unique and i have had farm type properties where they left farm machinery etc and lake homes where they left a boat for a quick sale. 99% of the sellers asking these days are from your regular residential area with a subdivision full of similar homes though.

Long answer: No. If the agent is looking for commission only I doubt they will be able to sell a 'hard to sell' property, which would be the only reason to offer a bonus.

There is no sense in offering decorator credits or warranties.  Price it right and if someone needs closing cost help or a warranty, they will ask.  Why offer money you may not need to spend?

Hi Scott - I think the best incentive for selling a home quickly is to price it right. That's a great buyer incentive. As for agent incentives, they only serve as a windfall - we're never going to push a buyer toward a home because there's an incentive for us.

Pricing correctly is the key.  But condition is a very close second.  A little money upfront to make the home sparkle and be the best option in comparison to the competition, causes homes to sell quickly to the available buyers that have already seen the rest of the inventory.
