Town Tidbits
A taste of fall has touched our valley as colder evenings (a hat would have been nice this morning), rainier days and a few snow capped peaks have made their annual appearance. Labor Day weekend has come and gone but yet our small mountain town remains bustling with visitors. Mt. Crested Butte lodging sales tax revenue is up 25% and 14% in Crested Butte. Retail and restaurant tax revenue is up 8% to 31% from 2013 so it is evident we're busier than ever.
Town council unanimously approved Bud Light's temporary take over of Elk Avenue to transform our town into a blue fantasy land titled Whatever, USA. Town will receive a gift of $500,000 and all the beer we can drink. Some folks are recommending the money go toward a new pool and athletic facility which I personally think is a great idea. Visit the Facebook page here to show your support. In any event the vast majority of town is looking forward to the party and I'm sure we will all represent in typical Crested Butte costume fashion.

What's Happening in the Market
What a difference a month can make. Currently year to date residential sales trail the same period last year by less than $8mil. That's only 9.6%. A huge improvement over last month's 25%. Since August 1st three properties have sold over $2mil including two over $3mil. 147 transactions year to date totalling $72,207,375. Median prices are up 16% and averages prices are up 6%. Another 61 properties are under contract totalling $31,962,260.
Land sales are improving slightly as $6,901,500 encompassing 33 transactions have sold in the upper valley year to date. That is still 22% down from the same period last year. Land, historically, is the last sector of the market to recover.
Check out 625 Red Mountain Ranch Road (just lowered $500k, will be the largest home in the county when basement is finished, over 15,000 sq. ft.) and 822 Sopris Avenue (just completed, the finest home on the market in the town of CB) to the right in my listing section.
