Market Update for March 2015
March was very interesting in Hillside Terrace
As of today there are 20 active listings ranging in price from $159,900 to $256,500. The average DOM is 50 with an average list price of $105.26 a square ft. Twelve are new construction and 8 are resales.
Look at this. There are 22 pending--more pendings than actives. They range in price from $149,000 to $215,000. Average days on the market are 83 and average pend price per sq ft. is $105.43. Ten of those are new construction and 12 are resales.
Is our market shifting?
In March there were 12 closed ranging in price from $149,500 to $213,000. Average DOM 132. Average sq ft sold is $102.85.
Of these 7 were resales with an average DOM of 118 and sold at $104.43 a square ft.
Watch this---5 were new construction. Average DOM 153 the the AVERAGE SOLD SQ FT was $100.63. One of those was a garden home and it sold for $103 sq ft.
