First Time Buyer Finds Their Dream Home on 5 Acres in Fredericksburg
Early in the year, I received an email from a potential buyer, referred to me by a former client who had bought and sold with me. Still makes me smile from ear to ear when someone refers their friends and family to me. It is affirmation that I have done a good job, and that's a great feeling.
This particular Buyer signed up with me mid-Febuary 2015. He wanted at least an acre of land within fifteen minutes of his friend's home in Warrenton, no more than $450,000. After looking at about two dozen homes and coming up disappointed just about every time, something had to give. Either the price range had to be increased, area of interest had to widen, or both.
What felt like forever to my Buyer, really only took six weeks. On March 29th he found IT. The house that felt like home. So we immediatley wrote an offer. We had written an offer previously and lost in a multiple offer situation. That wasn't happening again. He didn't want to lose this one. He made a full price offer and asked for his closing costs to be paid. The Seller agreed to all the terms, but had to delay settlement to June 1st.
Knowing he was getting the home, my Buyer happily agreed to June 1st, but as the end of April came, and May began, his patience was tested. He literally waited longer from offer to closing, than he spent looking at homes.
Today, June 1st, he purchased this two year old beauty in Frederickburg, located in Stafford County. It boasted hardwood floors, granite counters, stainless steel/top of the line appliances, and new everything. There was a covered front porch and covered back deck overlooking the fenced portion of the five acres.Final sold price was $480,000. And he even got a refund at settlement since all of his closing costs were paid by the Seller. Of course, you can only get back what you put into the transaction, which is your earnest money deposit amount. Still, he got most of that back.
